SDCIA Newsletter April 2006

Welcome to the new San Diego Creative Investors Association’s newsletter. The purpose of this newsletter is to provide information about the group, the meetings and general interest. It will be produced monthly and come out at the beginning of each month. We're providing this newsletter in response to the many requests for further information about the meetings, speakers and upcoming events… and not having to attend the meetings to get to that information.

This newsletter is a work in progress so please bear with us as we grow and change.

Our next meeting will be Wednesday, April 12th. Doors open at 6 p.m. Our speaker will be Chief Denney. All our meetings are at the Scottish Rite Masonic Lodge, 1895 Camino Del Rio South in Mission Valley of San Diego. Please go to our web site, www.sdcia.com, for directions and a map to our meetings.

Here's a little bit about Chief:

Statewide Financial Services is a California licensed Real Estate and Mortgage Brokerage specializing in Real Estate Speculations, Investments and Financing. Statewide Financial Services first opened in San Diego in 1999. At the time, principal Chief Denney, had been investing in San Diego since 1989 and decided to open an office to provide investment and lending services to other San Diego investors.

Today Statewide Financial Services has grown to include real estate and lending services for home-owners and investors along with real estate investment workshops to assist people in achieving their retirement goals.

Appreciation Is Dead… Now What?
Value-Added Investing!


The real estate market has finally made its pivotal change AND will continue to produce negligible returns for the next several years. The days of rampant appreciation and mindless profits are gone.

So what’s next?

Buy more California real estate? The negative cash flows and low to no appreciation is a guaranteed formula for failure.

Purchase out of state for positive cash flow? Without a team in place, contacts and the savvy understanding of the real estate market, real estate laws, landlord laws, coupled with expense of long distance travel – a guaranteed path to frustration and ultimately… negative cash flows.

1031 into a T.I.C? High entry costs, high exit costs, difficult and often times complicated sales, lower market share, and no control, doesn’t add up to much.

Sell and take the Capital Gain hit? In a word, Ouch!

Sit on the sidelines and wait? For amateurs. Real investors make money in all markets.

So what’s the solution?

HOT OFF THE PRESS!

Chief has offered to provide a one day training as a follow-up to the SDCIA presentation on April 29th. The price will be a nominal amount… i.e. an amount to cover the cost of the facility. Look under Upcoming Events on the SDCIA web site, www.sdcia.com, on where.

Michael Kole of Koleco Financial (www.koleco.com) has put together a group of SDCIA members that have professional services to offer. Its name is the San Diego Referral Network (SDRN). Members are always looking for CPAs, attorneys, exchange intermediaries, real estate agents, contractors, handymen, mold inspection & remediation, etc. SDCIA members will be able to find the help they need in this group. Look for more information, fliers & business cards at the next meeting.

ALMOST BRAND NEW!

The SDCIA's president, Bill Tan, now offers a blog that you can access from the SDCIA web site. A blog is a web forum for disseminating information and questions and answers. The blog, as well as this newsletter, is a work in progress. He will be offering his opinions, lessons learned, answering questions and other subjects (primarily real estate) for you to read and comment upon. Check it out and let us know what you think.

This & That

Pre-SDCIA meeting meeting. Some of us meet, just before the regular meetings, at Mimi’s Café in Mission Valley (5180 Mission Center Road, 619-491-0284). The meetings start at 4:30 p.m., are informal, not hosted and you're on your own for dinner. We have found it to be a wonderful time for networking and Q & A in a quieter and more relaxed atmosphere than can be found at the SDCIA meetings. And some times we have surprise guests!

The SDCIA library is an intellectual goldmine. You can find books and seminars on just about every topic of real estate investing and other related topics. Any member may check out items from the library at the meeting. So be sure to become a member!

Haves/Wants is a popular part at each meeting. Presenters have the opportunity to tell the group and listeners on the web site of real estate related deals they have or are looking for. No services are presented from the podium, unless they are special real estate related services. Please get permission to present the services before the meeting starts. The list of Haves/Wants is limited to the first 20 to sign up on a first-come, first-served basis. We have this limit due to the time constraints of the meetings. The sign up sheet can be found on the podium in the front of the room. A board member will have a special sign-up sheet with only 20 slots to be filled out… and only this sign up sheet will be used.

Professionals such as lenders, real estate agents, appraisers, CPAs, attorneys, etc., have an opportunity at every meeting to be recognized. Be sure to bring plenty of business cards and/or flyers for the back tables.

Different areas of the meeting room are designated for specific networking before the meeting starts. The three areas are: 1) people with money or looking for money for real estate deals. 2) people with properties or looking for properties. and 3) service providers. Signs will be posted to help you find those areas.
