SDCIA Newsletter July 2006

Welcome to the San Diego Creative Investors Association’s newsletter. The purpose of this newsletter is to provide information about the group, upcoming speakers and upcoming events. This newsletter will be provided at the beginning of each month.

Kurt DeMeire founded County Records Research in 1981 after learning at the county recorder’s office. He has personally bought over 40 properties out of foreclosure, and still owns most of those properties.County Records Research (http://www.countyrecordsresearch.com/) has been providing comprehensive daily foreclosure reports for over 25 years. Customers receive unlimited consultation by experienced foreclosure buyers (often times from Kurt himself) and may enhance their knowledge by attending monthly seminars given by their staff attorney. The company provides a unique service that lists all recorded loans and liens on each property in foreclosure.The TRUSTEE DIVISION processes foreclosures for unpaid lenders of properties anywhere in California and Nevada.

This & That
Some of us meet, just before the regular meetings, at Mimi’s Café in Mission Valley (5180 Mission Center Road, 619-491-0284). The meetings start at 4:30 p.m., are informal, not hosted and you're on your own for dinner. We have found it to be a wonderful time for networking and Q & A in a quieter and more relaxed atmosphere than can be found at the SDCIA meetings. And some times we have surprise guests!

The SDCIA library is an intellectual goldmine.
You can find books and seminars on just about every topic of real estate investing and other related topics. Any member may check out items from the library at the meeting. So be sure to become a member!

Haves/Wants is a popular part at each meeting.
Presenters have the opportunity to tell the group and listeners on the web site of real estate related deals they have or are looking for. No services are presented from the podium, unless they are special real estate related services. Please get permission to present the services before the meeting starts. The list of Haves/Wants is limited to the first 20 to sign up on a first-come, first-served basis with members having priority. We have this limit due to the time constraints of the meetings. The sign up sheet can be found on the podium in the front of the room. A board member will have a special sign-up sheet with only 20 slots to be filled out… and only this sign up sheet will be used.

Professionals such as lenders, real estate agents, appraisers, CPAs, attorneys, etc., have an opportunity at every meeting to be recognized. Be sure to bring plenty of business cards and/or flyers for the back tables.

Different areas of the meeting room are designated for specific networking before the meeting starts. The three areas are: 1) people with money or looking for money for real estate deals. 2) people with properties or looking for properties. and 3) service providers. Signs will be posted to help you find those areas.

So You’re Interested in Pursuing Foreclosures

This is going to be short. If you’re interested in pursuing foreclosures and perhaps using a service like County Records Research, this month’s meeting presenter, you need to know the rules. Take the time to READ and UNDERSTAND, even if you have to pay someone to explain them to you, California Civil Code sections 1695 and 2945. This is a situation where being ignorant of the California state laws regarding foreclosure are not a defense! While you’re at it also read the California Civil Codes 2920 – 2944. What you lack in education could cost you dearly!!!

Learn the foreclosure rules, play by those rules and persist. Good luck!
