Feature Article- What’s In It for You at SDCIA?
Jennie J. McBride, Real Estate Agent/Writer

“What’s in it for me?” Bill Tan, the president of SDCIA is often heard asking this question to various presenters during the Haves/Wants section of the meeting. Bill insists that the presenter’s tell those in the audience- what is in it for them. Some of the presenters are confused by the request, while others have been able to show how they, their service, or product can provide the best benefits to the other members of the group, by answering the simple question, “What’s in it for me?”
SDCIA provides its guests and members with many opportunities and today I would like to discuss how members can take advantage of the great benefits of attending the SDCIA meetings and answer the following question, “What’s in it for you at SDCIA?”.
Every month SDCIA schedules an expert in the field of Real Estate to speak to the group about a specific topic. In order to present at SDCIA, the presenter agrees to provide an educational presentation. Generally, they share their experiences, systems, and methods of how they have learned to profit from the real estate industry. Some of these experts who have spoken at SDCIA are Bruce Norris, Al Lowry, A.D. Kessler, Robyn Thompson, and many others. These experts have discussed Real Estate Cycles, rehabbing, where to buy and hold, how to evaluate Real Estate Deals, How to create profits in Mobile Homes and Storage Facilities, and many other important topics of Creative Real Estate Investing.
An hour before the meeting begins; members have the opportunity to browse the extensive real estate library. Many of the items are not found in public library’s and sell at seminar’s for hundreds of dollars, but members can borrow the education material and review it at home, without having to pay the high cost of attending a seminar. Members can also review the material at their own pace, and rewind a tape if they missed some vital information. Education is an important aspect of the real estate business and SDCIA provides the opportunities to learn more about Real Estate through educational speakers and having a library full of educational materials.
Before and after the meetings, members and guests have the opportunity to network, market, interview various professionals. Many take advantage of this time to discuss various topics with lenders, attorneys, appraisers, title reps, contractors, inspectors, and real estate agents. It is an excellent time to receive “free” advice from experts and choose who you want to work with on your next real estate deal. There are specific areas in the room designated to meet with individuals and companies who have properties to sell, services to offer and money to lend. There are also various flyers on the back table with more information on various members of the group and real estate opportunities. Take advantage of the time allotted to meet with various experts, professionals, and to learn about real estate investment opportunities all around the country.
SDCIA strives to provide educational speakers, who present educational material. Many real estate seminars are glorified motivational sales presentations, where those in the audience are led to believe all the answers to the Real Estate Universe can be found in a binder, tape or CD for a very high cost. SDCIA only invites those to speak who are the real deal, who have done what they say they have. SDCIA strives to provide real estate investors with the opportunity to learn, network and share their valuable experiences.
I believe that three of the ways members can make the most of the SDCIA meetings is to; 1) come listen and learn from the various speakers, 2) network before and after the meetings, and 3) borrow educational materials from the SDCIA library. No one person has all the answers, but SDCIA strives to provide an opportunity for all those interested in creative real estate investing to mingle and learn from the experience and expertise of others. That’s what’s in it for you at SDCIA! We hope to see you June 14th, 2006.

Note from Bill Tan, President of SDCIA
I have posted a personal Blog on SDCIA’s website. I will be using this blog to share my opinions, lessons I have learned, and answering questions about Real Estate and other subjects. I have been traveling extensively for the past several weeks; Reno, Las Vegas and South Eastern U.S. and will soon be sharing some of my experiences and observations on the blog. Check it out at SDCIA.com.

Some of us now meet, just before the regular meetings, at Mimi’s Café in Mission Valley (5180 Mission Center Road, 619-491-0284). The meetings start at 4:30 p.m., are informal, not hosted and you're on your own for dinner. We have found it to be a wonderful time for networking and Q & A in a quieter and more relaxed atmosphere. And some times we have surprise guests! I hope to meet you personally at Mimi’s Café June 14th.
