SDCIA Newsletter November 2006

Welcome to the San Diego Creative Investors Association’s newsletter. The purpose of this newsletter is to provide information about the group, upcoming speakers and upcoming events. This newsletter will be provided at the beginning of each month.

Mike Cantu of Upland California has been a full-time real estate investor since April of 1982, a little over 24 years. During that time Mike has bought and sold hundreds of houses. He runs a successful Buy/Sell operation, as well as a high volume wholesale business, while managing his portfolio of rental houses. Mike was a professional skateboarder on the Pepsi Skateboard Team from age 16 to 21 before he got into real estate. Mike is considered one of the best buyers of real estate by educators such as Bruce Norris and Jack Miller.

This & That
Pre-SDCIA meeting meeting. Some of us meet, just before the regular meetings, at Mimi’s Café in Mission Valley (5180 Mission Center Road, 619-491-0284). The meetings start at 4:00 p.m., are informal, not hosted and you're on your own for dinner. We have found it to be a wonderful time for networking and Q & A in a quieter and more relaxed atmosphere than can be found at the SDCIA meetings. And some times we have surprise guests!
The SDCIA library is an intellectual goldmine. You can find books and seminars on just about every topic of real estate investing and other related topics. Any member may check out items from the library at the meeting. So be sure to become a member!

Haves/Wants is a popular part at each meeting. Presenters have the opportunity to tell the group and listeners on the web site of real estate related deals they have or are looking for. No services are presented from the podium, unless they are special real estate related services. Please get permission to present the services before the meeting starts. The list of Haves/Wants is limited to the first 20 to sign up on a first-come, first-served basis with members having priority. We have this limit due to the time constraints of the meetings. The sign up is now computerized, in the front of the room and handled by Mark Luther.

Professionals such as lenders, real estate agents, appraisers, CPAs, attorneys, etc., have an opportunity at every meeting to be recognized. Be sure to bring plenty of business cards and/or flyers for the back tables.

Different areas of the meeting room are designated for specific networking before the meeting starts. The three areas are: 1) people with money or looking for money for real estate deals. 2) people with properties or looking for properties. and 3) service providers. Signs will be posted to help you find those areas.

What Was That???

How many of you have immersed yourselves for a day or more in a workshop or seminar and then returned to the land of reality? That is; to life: family, job, responsibilities, etc. We all have. The reason I bring this up is a natural fact of life; forgetfulness. Most of our memories have a finite existence unless you revive them. Once you leave that workshop, seminar or whatever; you begin to forget. You can’t help it! That’s why I repeat certain classes… because I missed great ideas previously or didn’t record & review them.

What can you do? Two things: keep a journal and spend 30-60 minutes reviewing daily what you learned until you’ve covered everything about the class. The journal’s a record of those ideas you developed and any other thoughts about what was taught or went on at the seminar. It requires a special effort to make the time and follow through. But isn’t the time and money you’ve already invested in taking the course worth it?

You can believe I do those two things… especially now that my memory is maturing rapidly.

I attended John Schaub’s “Making Big on Little Deals – The Single Family House Seminar” in Costa Mesa this past weekend. About twenty San Diegans joined me. It was three days of practical applications and creative ideas for real estate investing. I concluded, along with some other long-time investors, that this is the finest beginning real estate investing seminar available today. Ask any of the SDCIA members that attended for their opinions also.

This was not the first time I’ve attended this wonderful seminar. And I’ve always learned at least one valuable idea from every one of those seminars. This seminar’s idea came from a fellow investor and made him a profit of over $100,000 last year!

My friend, Mike Cantu, is speaking this Wednesday at the SDCIA meeting. He spoke at Bruce Norris’ Multi-Millionaire Maker seminar the weekend before. He spoke for over two hours (I’ll work on him to speak longer at our meeting) and when he was finished there was a moment of stunned silence… before everyone rose and gave him a standing ovation! Mike covered EVERY aspect of his real estate investing business. His explanations were so detailed and clear. We were absolutely clear on why he is successful. And he’s so humble about it! (Just don’t tell him I said so)

Another friend, Chief Denney, is teaching a one-day class Saturday, November 11th on “Investing Out of State” at UCSD, Copley Hall. It will include information on “GO” (Gulf Opportunity) Zone investments. And a lot more.

I attended Bruce Norris' Multi-Millionaire Maker seminar last weekend. It was the BEST seminar I've ever attended, bar none. The content of the seminar was incredible! There were other San Diegans in attendance too: Susie, Augie, Charlie, Larry, Anna, Durrell, Jay, Peter, et al. Please forgive me if I've forgotten anyone. I believe they will support the quality of the seminar.

It covered: motivation, software, entities, buying and how to run the business as an investor, overcoming objections and scripts, developing relationships, understanding the value of money and cash flow and much, much more.

It was simply amazing! And I'm sure the others got even more from it. Sometimes quality costs a little more.
